Can you hold a property for me before I apply?
Unfortunately, no. We lease our homes on a first-come, first-served basis. The first fully approved applicant who completes all steps and pays the required fees secures the home. -
Do I need to pay the first and last month’s rent along with the deposit?
Not typically. Most move-ins require the first month’s rent, a nonrefundable admin fee, and the security deposit. We’ll provide the exact breakdown when you’re approved. -
Is the deposit refundable?
Yes! Your hold fee becomes your refundable security deposit once your lease begins. If the property is returned in good condition and all lease terms are met, your deposit will be refunded—minus any deductions for damage, cleaning, or unpaid rent. -
How do I apply for a rental?
Our application process is online and easy to complete from anywhere. -
How do I pay rent?
Rent can be paid securely online through your tenant portal. You can also drop off a check or money order in our secure Dropbox. For your protection, we do not accept cash. -
I want to get a pet. What should I do?
Please check with us first to confirm that your rental allows pets. Then, we’ll send you the required pet screening link. Additional deposits or monthly pet fees may apply, depending on the property. -
My lease is ending, and I plan to move out. What do I need to do?
We require a 60-day written notice before your lease end date. Once we receive your notice, we’ll send you a move-out packet with detailed instructions. Please note verbal notice is not accepted. -
Who pays for repairs and maintenance?
Owner Responsibilities:
Property owners are responsible for maintaining their rental properties in a habitable condition. This includes addressing necessary repairs and maintenance to ensure the property remains safe, functional, and in good living condition.Tenant Responsibilities:
Tenants are expected to handle routine maintenance and general upkeep of the property. This includes regular cleaning, maintaining sanitary conditions, and performing minor tasks such as replacing light bulbs, changing batteries in smoke and carbon monoxide detectors, and unclogging drains/toilets. Tenants must also take reasonable care to prevent excessive damage and promptly report any maintenance issues to the landlord. If damage occurs due to a tenant's negligence, misuse, or accidental actions, the tenant may be held responsible for the cost of repairs.All maintenance requests must be submitted through propertymeld.com—not reporting a problem may result in tenant liability.
