Do you sell real estate?
Yes! While we focus on property management, our sister company, Century 21 Platinum Properties, handles real estate sales. We’d be happy to connect you with an agent if you’re looking to buy or sell. -
How and when do I get my check?
Owner disbursements are processed by the 10th of each month and sent via direct deposit. You’ll also receive a monthly statement through your owner portal. -
Who holds the tenant’s security deposit?
Security deposits are held in a separate, dedicated trust account in accordance with local laws and industry regulations. -
How soon can you start managing my property?
We can get started right away! As soon as the management agreement is signed, we’ll schedule photos, begin marketing your property, and set a go-live date based on your preferences. -
Are you licensed?
Absolutely! We are fully licensed to manage properties in both Tennessee and Kentucky, and we stay up to date with all local and state regulations. -
Can I reach you after hours?
Yes, we’re always here when it matters. General inquiries are handled Monday–Friday, 9 AM–4 PM. For after-hours emergencies, just call our main number at (931) 771-9071. -
What type of reports do I receive, and how often?
You’ll receive monthly owner statements, and you can access real-time reports anytime through your secure online portal. -
Do I get to see the lease?
Yes, of course! Leases are available upon request. -
How is maintenance on my property coordinated?
We have a 24/7 maintenance team ready to respond. Tenants can submit requests (with photos) through our online portal, and you’ll be kept in the loop. This service is fully included in your 10% management fee—no hidden costs. -
How often do you complete inspections?
We perform thorough inspections about 120 days before a lease ends. This helps us ensure your property is well-maintained and also determines whether a lease renewal will be offered.
