Approval Requirements
Please note that any unit can have a pending application at any time. To secure the home, the first applicant who completes the process and pays all required fees, deposits, and prorated rent will hold the unit.
Once you’ve applied and been approved, all fees must be paid within 48 hours to take the home off the market.
We don’t hold units, and the application requirements are the same for every listing, so be sure to review everything carefully!

Application Fee:
- Non-Refundable Application Fee of $100 is required for each occupants over the age of 18. All applicants must qualify.
Admin Fee – What It Covers
We charge a $500 admin fee, which helps us handle essential tasks related to your rental. This fee covers:
- In-house processing of your paperwork
- Routine inspections throughout the lease term to ensure everything is in great condition
- Removing the unit from all marketing once you've signed your lease and moved in
Deposit:
We aim to make the application process as smooth and transparent as possible! Here’s how our deposit system works:
Your deposit amount is based on your credit score and credit report, and it typically equals one month’s rent (unless otherwise noted in the listing). Initially, this is considered a non-refundable hold fee that secures the property for you. Once the lease is signed, this fee converts into your refundable security deposit, which is returned based on the condition of the home at move-out.
Please note:
- If the lease isn’t signed within 48 hours, the property will become available again and we’ll begin reviewing new applications.
- Credit Score 640–679: Double deposit required (though a good rental history may qualify you for a single deposit!)
- Credit Score 680+: Single deposit
Each applicant must have a minimum credit score of 640 to qualify—unfortunately, we cannot average scores between applicants or accept co-signers to meet credit requirements.
Not much credit history? If your score is low because you're just getting started—not because of past issues—we’re happy to work with you!

Income Required:
- To qualify, we just ask that you have local, current, and verifiable income that’s at least 3 times the monthly rent of the home you're applying for.
- If you need a little extra support, co-signers are welcome for income purposes (not credit). They’ll just need to apply and meet our qualifications too!
Pet Fee:
We love your furry friends! 🐾 For our pet-friendly homes, here’s what to expect:
- A one-time, non-refundable pet fee of $500
- A limit of 2 pets per home, unless the listing says otherwise
- Pet rent is $25/month per pet
Please note that breed restrictions do apply, unless we’ve specifically made an exception in the listing. All pets will need to be screened through a trusted third-party service before moving in, and we’ll just need vet records to confirm breed and up-to-date vaccinations.
Here’s What to Expect During the Application Process
Our team works hard to move things along quickly—processing usually takes 2–3 business days once everything has been submitted.
Please note that utilities are not included in our rental homes.
When it comes to screening, we want to be upfront and transparent. Unfortunately, we’re not able to approve applications with:
- Unresolved collections or payment issues with past landlords or utility companies
- Felony convictions involving a person or property
- Bankruptcies or evictions from the past 10 years
