Approval Requirements


Please note…any unit can have a pending application on it at any time.

The first applicant to complete the paperwork and pay all fees/deposits, will be the one who is able to secure the property.

* APPLICATION FEE is $100 and non-refundable.  Anyone who will be living in the unit over the age of 18 must apply. We do a complete criminal background, credit check and rental history report. 

* ADMIN FEE is $500 and covers the in house processing of the paperwork, the regularly scheduled inspections during the lease term provided by a 3rd party vendor, and removing the unit from all marketing. This fee is separate and does not go towards any deposit or rent charges.

* DEPOSIT is based on credit score & renters report. All 18 yr.+ occupants must apply & qualify! 640 minimum credit score is required (double deposit) 700+ credit score (possible single deposit based on rental report). We apologize, but there is no way around the credit score requirement.  We only allow co-signers for the income portion of the application, not for credit.

* PET FEE is $500 and is non-refundable.  We do have breed restrictions on most units & a 2 pet limit on all units (unless stated as one only in the listing). All pets are registered for screening through a third party vet and paperwork verification service. Pet rent is $25 per month/per pet, as well. 

* INCOME REQUIRED is 3x the monthly rent rate you’re applying for. 

* Any outstanding collections, payment issues with previous landlords or utility companies, and evictions or bankruptcies that are under 10 years old and not settled will not pass the screening and your application will automatically be denied. Processing time varies, but typically takes 2-3 business days. We unfortunately are unable to "hold" units without you properly securing the home with all fees, deposits & rent paid.

* No utilities are included in our rentals, unless stated in the listing information.
